**UNIFORM RESIDENTIAL APPRAISAL REPORT (URAR) FNMA 1004
Most comprehensive collateral assessment product offered by Schweitzer Appraisals Inc.
Considers market value trends, supply and demand and marketing times.
Provides indicated value by cost approach.


We now offer a "Preliminary Value Report" for $50.00.
This is a one-page summary of sale activity noted in the area. No field inspection is conducted.
This will give a probable price range without doing a complete appraisal, and may help in the
decision-making process. These can be completed in 2 days or less.


MULTI-FAMILY APPRAISAL FNMA 1025
Small residential income property appraisal report for 2-4 family residences.
Considers the value of the subject from a Cost, Income, and Direct Sales Comparison Approach.

CONDO APPRAISAL FNMA 1073
Project and phase information includes number of units, number of units for sale and number of units
currently rented which allows assessment for any location risk within the complex.

LAND ONLY APPRAISAL
Estimates the market value of unimproved sales. Highest and Best Use is addressed.

QUALITATIVE ANALYSIS APPRAISAL REPORT FNMA 2065
Relies solely on sales comparison approach to value as an indicator of market value.

CONDITION AND MARKETABILITY REPORT FHLMC 2070
Reports general condition of the subject property and marketability factors.

PROPERTY INSPECTION REPORT FNMA 2075
Report consists of limited subject property and marketability factors.

QUANTITATIVE ANALYSIS APPRAISAL REPORT FNMA 2055 EXTERIOR/INTERIOR
Summary appraisal report documentation but includes extensive property information.

FHA APPRAISAL
Provided in a uniform format for reporting neighborhood, site, and condition of improvements.
A detailed condition of property, along with required repairs is reported.

NEW CONSTRUCTION APPRAISAL
Used for new construction to review plans and specifications to determine market value.

REINSPECTION/SATISFACTORY COMPLETION REPORT FNMA 1004D
An inspection to verify that repairs and/or new construction has been completed.

APPRAISAL REVIEWS AND INSPECTIONS

STANDARD DESK REVIEW
The subject property and comparables are not inspected. This a technical review to verify the data
used in the appraisal report. Where discrepancies are found, the reviewer will provide additional data
to determine a probable value.

STANDARD ENHANCED DESK REVIEW
Same as the Standard Desk Review, with up to 3 additional comparables provided.

STANDARD FIELD REVIEW
The subject property and comparables receive an exterior inspection from the street with a review of
the methodology and adjustment analysis of original full appraisal, to determine whether the value
concluded to in the original appraisal is supported.

ENHANCED FIELD REVIEW
Same as a Field Review, with up to 3 additional comparables provided.

STANDARD FIELD REVIEW W/INTERIOR INSPECTION
A Field Review with the addition of an interior inspection of the subject property.

FORENSIC REVIEW
Primarily used for the detection of a fraudulent appraisal. An extensive review of all factors affecting
value as of the specific date of the original appraisal that was provided for review. Supporting
documentation provided for potential action against or for the original appraiser.

DISASTER INSPECTION REPORT
Useful for lenders, insurance companies, investors or holders of mortgage-backed securities which may
have loans that are at risk due to a natural disaster.

COURT APPRAISALS
An appropriate report format will be provided. The type of format presentation will be derived from
the needs and requirements of the attorney involved in the litigation.
